Australia doesn't have a housing crisis, it has an innovation crisis

Governments regularly speak about freeing up housing stock for younger families, yet very little attention is given to creating destinations where downsizers actually want to move.

When retirees relocate into thoughtfully designed, secure communities, larger family homes are released back into the market for growing families. First-home buyers gain new opportunities, housing stock begins to circulate more efficiently and everyone benefits.

Yet despite this, innovation continues to move far more slowly than the housing crisis itself.  The greatest obstacle is not a lack of land, Australia has enormous land resources.  The greatest obstacle is bureaucracy.

Layer upon layer of planning approvals, regulatory complexity and institutional resistance continue to slow housing delivery while adding substantial costs that ultimately fall on homebuyers.  Every unnecessary approval delay pushes prices higher and every additional layer of bureaucracy places home ownership further beyond the reach of ordinary Australians.

Housing affordability has become one of Australia's defining social and economic challenges. It influences family formation, workforce mobility, retirement planning and intergenerational wealth. This challenge deserves more than political announcements, it deserves genuine engagement with people already delivering solutions.

I am not suggesting that Land Title Communities represents the only answer to Australia's housing challenges.  No single model ever will however surely practical, proven solutions deserve the opportunity to be assessed on their merits.  Governments and the broader market need to visit the communities, meet the residents and see how the Registered Leasehold Title model provides security that many competing land lease developments simply do not offer.

Talk and listen to the people who have purchased homes and ask them why they chose this pathway.

Governments regularly consult economists, planners and policy advisers, so perhaps it is time they spent more time consulting the people who are actually building affordable communities.

Australians are growing tired of hearing that housing is a national priority while affordability continues to deteriorate.  They do not need another review or another announcement, they need homes.

Every month that practical housing innovations are ignored is another month where young Australians lose hope, retirees remain trapped in unsuitable housing and families continue paying ever-increasing rents.

Australia does not suffer from a shortage of innovation, it suffers from a shortage of political courage to embrace new ideas.  If overseas organisations can recognise the potential of Australian-developed housing solutions, surely our own governments can find the time to have the conversation.

Australians deserve more than promises and words, they deserve action and results.
